Rental Agreement

This Rental Agreement is made and entered into on [Date of Booking] between the "Host," and the "Guest," whose details are listed in the Airbnb reservation.

The property is a private one-bedroom rental, including a BDSM-themed playroom, kitchen, living space, bathroom, and amenities for couples.

1. Rental Payment

• The Guest agrees to pay the total rental amount as outlined in the Airbnb booking confirmation.
• A security deposit may be required, which will be refunded within 7 days after check-out, provided no damage has been caused.

2. Security Deposit

A refundable security deposit of $200 is required and will be held until a post-checkout inspection is completed. The deposit will be refunded if no damage, theft, or policy violation occurs.

3. Check-in/Check-out

• Check-in: After 3:00 PM
• Check-out: By 10:00 AM
  Late check-outs must be pre-approved by the Host. Any late departures without approval will incur an additional charge of $50 per hour.
• Important: At check-in, the Guest is required to meet with the Host in person to sign a BDSM Equipment Waiver and Release of Liability. This waiver ensures that the Guest acknowledges the proper and safe use of the equipment and releases the Host from any liability related to its use.

4. Occupancy Limits

The rental is for a maximum of 2 guests. Any additional occupants must be approved in advance and may incur extra charges.

5. House Rules

• No smoking inside the property.
• No parties or events unless pre-approved.
• No pets allowed.
• Guests must respect neighbors and keep noise to a minimum between 10 PM and 8 AM.
• Adult themes: The BDSM room is intended for consenting adult use only. Please use the equipment safely and responsibly. The Host is not liable for any injuries resulting from misuse.

6. Damage and Liability

• The Guest agrees to maintain the property in good condition. Any damages beyond normal wear and tear will be deducted from the security deposit.
• The Host is not responsible for accidents, injuries, or illness that occur on the premises.
• Any missing or damaged items from the BDSM playroom or other spaces will result in charges to cover replacement costs.

7. Cleaning Fee

A non-refundable cleaning fee of $50 is charged to cover standard cleaning. Guests are expected to leave the property in a tidy condition

8. Cancellations and Refunds

Cancellations and refunds will be handled as per Airbnb’s policy. Guests are encouraged to review the cancellation terms prior to booking.

9. Personal Property

The Host is not responsible for the Guest’s personal belongings left behind. Any lost or forgotten items will be held for 30 days and can be returned at the Guest's expense.

10. Emergencies and Maintenance

In the event of a maintenance issue or emergency during your stay, please contact the Host immediately. The Host will make every effort to resolve the issue promptly.

11. Termination of Agreement

The Host reserves the right to terminate the agreement without refund if house rules or Airbnb’s terms are violated.
